Termites

The signs of a termite infestation can vary and may include mud tubes on the exterior or interior of your home, mud nests located inside or outside your home, piles of frass that resemble sawdust, hollowed-out skirting boards and window frames, peeling paint, bulging or sagging plasterboard, changes in the colour of your plasterboard surface, buckling or brittle floor planks, loose tiles in the kitchen or bathroom, moisture stains, faint sounds similar to rain falling and swarming termites that resemble winged ants.

The Gold Coast is a high-pressure zone for termite activity. Firstly, we always carry out a visual termite inspection of the home and recommend that Gold Coast residents schedule this service at least once a year with a licensed, QBCC and insured Timber Pest Inspector.

The best preventive measure is to install a Chemical Treated Zone (chemical barrier) and/or Bait and Monitor System around your home. If termites have been discovered do not spray or disturb them and if possible cover them back over. Where possible, baiting treatment is the best way to eradicate the termites and the nest. If this is not possible then a foaming treatment might be recommended.

If termites are not controlled, they can lead to devastating structural issues and financial strain, putting pressure on your family and potentially affecting the resale value of your home. This is why we always recommend having a visual termite inspection at least once a year to lessen the chance of termite infestation and, ideally, to install a termite preventive measure (commonly known as a barrier).
In the Gold Coast, which is a high-pressure zone for termites, it is recommended to have a visual termite inspection at least once a year. The Timber Pest Inspector in your report will recommend if they think inspections should be more frequent based on the building structure, conditions conducive to termites and environmental pressure.

Yes. Termites can eat hardwood. There is a misguided belief out there that termites don’t like or won’t eat hardwood. As a Timber Pest Inspector, I’m here to tell you that’s not the case. I regularly see the damage caused by termites when providing termite inspections, pre-purchase inspections and termite treatment jobs. About Our Services

Cockroaches, Ants, Silverfish and Webbing-Spiders. German Cockroaches, if found to be present, are a specialised service and will need a 2 week follow-up service at an extra cost. The technician will explain on the day if identified.
Cockroaches, Ants, Silverfish and Webbing-Spiders, German Cockroach treatment and Rodent Control if needed. If it’s for a restaurant or cafe, you are normally required to have quarterly pest control. It is advised to call your local council to find out the requirements for your commercial property. We provide a log book for restaurants and cafes to be kept on-site in case of inspections by council. This will contain all the msds sheets for products that could be applied on-site and a pest activity page for staff to log any issues we may need to address on the service date.

Yes, we offer pre-purchase building and pest inspections as well as pre-sale inspections. We work closely with another husband and wife team who offer Building Inspections. Two eyes are better than one when looking over a property and each will provide you with a detailed report. Both inspectors are experts in their field, who work daily on job sites and can offer on-going renovations and termite and pest management.

From time-to-time in a pre-purchase inspection, an invasive inspection might be recommended in the report. This is where further

investigation into a specific area is recommended. At LessPest More Control, can offer this service to help continue a smooth run on the buying timeline. Always check when engaging a building and pest inspector, not if they can do it but will do it for you if needed. You don’t want to be held up finding another provider that will do it. At Less Pest we only offer invasive inspections to properties we have done the pre-purchase inspection for.

Pest Control

LessPest More Control provides pest control services across various areas in the Gold Coast, including Logan. We also extend our services to the Tweed Coast, specifically in regions such as Banora Point, Bilambil Heights, Terranora and more.
The frequency of pest control services depends on your specific situation. However, for general pest control for Cockroaches, Ants, Silverfish and webbing spiders we recommend professional pest control services once a year. More frequent services may be necessary for severe or persistent infestations and based on the environment surroundings.
The type of pests LessPest More Control handles are; cockroaches, ants, silverfish and webbing spiders (standard pest control service). We also offer specialised pest services such as, Rodents, Wasps, lawn ants, German Cockroaches and fleas.

Once you have booked in, we issue you with pest control care advice to prepare your home for the best pest control application by our qualified and insured technicians. Onsite, the technician will treat the home internally and externally with an odourless mist. For safe practice and the environment dusting is used as a last resort and only if needed.

Following the pest control application we issue an after service notice via email of what to look out for in regards to pests. It’s normal after pest control to experience what is called a “die off period.” This is where creepy crawlies will start to die out in the open, having come into contact with the pest application. As long as you are seeing dead or dying pests, then this is a sign your pest control is working.

Sometimes pest control is needed more regularly if you are located in bushland, by rivers and canals or your home has a lot of foliage around it; this will attract pests.

The pesticides we use at LessPest are safe to us and our pets after they dry. Permethrin is the common ingredient that is used in our treatments by us at LessPest. Permethrin is one of a large class known as pyrethroids that are derived from plants.
The spray that we use at LessPest is designed to not leave a stain when mixed at the correct rate and applied to the Australian Standards.At LestPest we treat the internal perimeter to the point of run off, this is where pests enter the home and forage as they feel safer with walls on one side of them.
It is not mandatory but highly recommended, especially if you are purchasing a home from the auction. By having a building and pest inspection it gives you the buyer an opportunity to see how sounds the structure is and whether you can afford any going maintenance. Having a building and pest inspection can sometimes give you an opportunity to possibly negotiate on some issues that may have come up in the reports by the building and pest inspector.
Each inspector should take 1.5 hours to 2 hours depending on the size of the house and how many structures are on the property. If it is a combined building & pest inspector they should be taking on average 3 hours to complete both.

Building and Pest are two separate inspections where each inspector is licensed in their own field to look at relevant issues. Commonly they both start on the whole external fence line then move to check around the external face of the building where termite inspectors check for termite entry points.

They then move to the internal of the structure, going through the property room by room checking walls, floors, boards, ceilings, leaks, plumbing, fixtures, fittings and roof void and sub floor if there is one. The termite inspector will tap every bit of timber with a sounding device, checking for soft or hollow timber & movement on the wall, if any of these signs come up an invasive inspection will be recommended. Inspectors also investigate the roof space for insulation, framing & brackets.
