Pre-Purchase Inspection
For a small investment it can make a huge difference, which can save you from potentially losing thousands of dollars and in the worst case; from buying a lemon!
When buying a home, two sets of eyes are better than one. Both Building Inspector and Pest Inspector are providing a different specialised service and therefore looking at different aspects of the home when they walk around together as a team.
It’s better value for money too, as it equates to approximately 3 hours of specialised service time by both inspectors (1.5hrs each). You will also receive two separate reports; one from the Building Inspector and one from the Timber Pest Inspector.
We only work with quality independent Building Inspectors and treat your potential home like our own. We work for you, the buyer and welcome you to be there on the day of Pre-purchase Inspection. It’s a great opportunity to meet your Building and Pest Inspector’s and ask any questions you may have in person about the property.
Our Pre-Purchase Pest Inspection Report to the Australian Standard AS4349.3-2010 is issued the same day.
Oh! and don’t worry about organising! We arrange a time that suits you best with the Agent and Building Inspector, so everything runs smoothly on the day. We take the stress out of organising, so you can focus on buying the home of your dreams.
Some Questions to Consider when looking for a Pest Inspector:
- Do you work with an independent Building Inspector?
- Will you provide an invasive inspection if recommended in the report?
- Do you provide two separate reports?
- How long does it take for you to inspect the home?
- Do you carry a Moisture Meter and Termatrac Device?
- Are you a qualified Pest Controller, specialising in both ongoing Pest & Termite Management?

Pre-Sale Inspection
If you think a Pre-Sale Inspection is not worth it, then you’re sadly mistaken. You might be able to wing it, but most times you can lose a sale if issues arise.
Quite often we find these issues or conducive conditions could either be fixed or dealt with extremely easily, prior to a purchaser deciding to buy your home.
A seller wants to sell for the highest possible price and a purchaser wants to buy for the cheapest possible price and somewhere in the middle you need to meet and a Pre-Sale Inspection can help achieve this. A Pre-Sale Inspection gives you the advantage to be in the best position to sell your home quickly.
When a buyer gets a Building & Pest Inspection done, the inspector they hire has to report on what they are seeing. No matter how minor or major the issue or issues, the inspector has to report his/her findings, in conjunction with the Australian Standard.
One of the major things when it comes to a Termite Report is high moisture. Anything that tracks into the Red on the moisture meter has to be recommended as an invasive inspection due to the Australian standard. This waiting time for approval can hold up the sale, give the buyer cold feet and potentially lose a sale.
A Pre-Sale Inspection gives you time to address and correct any issues or concerns that arise; before you have a buyer on the line. By fixing issues or conducive conditions around your property prior to a buyers Inspector coming, means, they’ll only report on what they are seeing, AFTER your Pre-Sale Inspection and corrections.
We want your House Sale and new adventure to begin as soon as possible, with no stress!
Always keep in mind to compare Apples with Apples when looking at the price point and what you get in return.
